Asphalt Commercial and Residential

Believe it or not, asphalt is not a one-size-fits-all paving. Whether you’re a commercial property owner or a homeowner, asphalt paving looks great and is a better value than concrete.

When you’re getting ready to pave your driveway or parking area, it’s important to know the difference between commercial and residential asphalt paving to make sure you’re getting the paving to fit your needs.

Commercial Asphalt Paving in Los Angeles

The biggest difference between commercial and residential asphalt paving is strength. Commercial asphalt is under constant use and abuse – between the cars parking on it all day long, driving back and forth, trucks, heavy equipment, etc. Commercial asphalt just has to be built differently. And it is.

Commercial paving is thicker than residential asphalt paving. Commercial paving is usually between four and a half and seven and a half inches thick! The extra thickness adds extra strength and helps the pavement last longer under constant use. Commercial paving also uses a stronger mix with a higher percentage of stone and a stiffer binding agent, creating a pavement that is stronger and more able to withstand the constant wear and tear of commercial traffic.

That’s not the only difference between commercial and residential asphalt paving. Time is also a consideration. Because commercial paving is a more complex process, it will take longer to install. It could take at least a week for asphalt paving to be installed and to be cured enough to drive on. If you need to remove older paving, the project could last a week longer.

Residential Asphalt Paving in Los Angeles

Residential asphalt doesn’t see nearly as much traffic and stress as commercial pavement. Because you’re usually only parking one or two cars on your pavement, the asphalt doesn’t have to be as thick. For residential asphalt, you’re looking at installing about two and a half to three inches of asphalt.

Because there is less asphalt to install, your project also will have a shorter time frame. You can expect your project to take about a week, start to finish.

How to care for your asphalt paving in Los Angeles

Asphalt is a beautiful and wallet-friendly way to install a new driveway or parking lot. It will last you about 20-30 years, especially if you take care of it.

Of course, over time the forces of gravity, erosion and tree roots will inevitably cause some cracks to show. There may also be some fading due to the constant exposure to UV rays day in and day out. But do not fret! Your pavement can be back to looking brand new with some care. Fixing cracks and resealing your pavement every two or three years will bring it back to its original luster.
