What is a seal coat?

A seal coat is a protective coating applied to your pavement. It’s meant to protect your asphalt from the elements – UV rays, dirt, grime, oil, gasoline, etc.

There are six types of pavement sealers on the market:

  • Refined tar-based (coal tar based): This is best for commercial parking lots. They are more durable and resistant to oil and gasoline.
  • Asphalt-based: This is the best choice for residential driveways due to their flexibility. It’s also made out of the same material as your driveway or parking lot. However, it is not UV-resistant, so it will fade in about a year.
  • Acrylic (paint): This durable, weather and UV-resistant sealant is also eco-friendly. It’s available in many colors, which makes it a popular choice for tennis and pickleball courts. Another plus is that it can last up to seven years.
  • Fast Dry: These cure in less than an hour, which is why they are usually used by road crews and people who own large parking lots. There are sealer additives available that can be added to any sealant so that the sealer dries faster.
  • Oil Based: This is likely the least popular sealant, as it doesn’t protect against UV rays or oil and gasoline. Not only that, but it smells and takes up to seven days to cure. So, property owners who need to paint parking lot lines, this is not the sealant for you.
Can I reseal my asphalt myself?

The short answer is yes, you probably could. But it will cost you in time and money. Sealcoating requires specialized equipment, precise application and proper surface preparation. If you’ve never done it before, sealcoating is a time-consuming process. Plus, you’ll have to invest in specialized equipment that you may not end up using again.
